Pick a project, or an area, type and size. The range comes from recorded sales in NAPIC’s open data, with the sample size and months shown. It is the resale price of completed buildings; new-launch asking prices are normally higher. 估价参考 · 同区同类型成交 · 已完工楼盘的二手成交价,新盘开价通常更高

Recorded sales: NAPIC (JPPH, Ministry of Finance), Data Transaksi Terbuka, Kuala Lumpur and Selangor, residential and commercial files, downloaded 4 Oct 2026; condominium/apartment, serviced apartment and SOHO/SOFO/SOVO sales dated Jan 2024 – Jun 2026. RM per sq ft = price ÷ parcel area. Percentiles are our calculation. Recorded resale prices of completed buildings; reference only, not a valuation.

Inside the same building, recorded prices move less with floor than sales talk suggests; size matters more. For each building we compared the median RM psf of one group with a base group in the same building (at least 3 sales in each), then took the middle building:
| Floor | RM psf vs floors 1–5 | Middle half | Buildings |
|---|---|---|---|
| Floors 1–5 | base | – | – |
| Floors 6–10 | +0% | -5% to +6% | 232 |
| Floors 11–20 | +0% | -5% to +9% | 192 |
| Floors 21–30 | +0% | -6% to +5% | 49 |
| Floors 31+ | +7% | +0% to +18% | 13 |
| Unit size | RM psf vs 800–1,100 sq ft | Middle half | Buildings |
|---|---|---|---|
| under 550 sq ft | +10% | -9% to +23% | 24 |
| 550–800 sq ft | +3% | -5% to +11% | 123 |
| 800–1,100 sq ft | base | – | – |
| 1,100–1,500 sq ft | -6% | -12% to +0% | 165 |
| over 1,500 sq ft | -4% | -18% to +1% | 36 |
Our calculation from NAPIC open data, KL and Selangor high-rise sales Jan 2024 – Jun 2026; floor = NAPIC “Unit Level”. Few buildings above floor 30 qualify, so that row is indicative. A view, renovation or corner layout can put one unit well above its building.
What the law says about valuations, and when you need a valuer instead of this page.参考,不是正式估价
A range from sales is not a valuation. A valuation looks at one unit, on one date, for one purpose.
JPPH corporate information page (updated 21 Jul 2026), jpph.gov.my, read 21 Oct 2026. lppeh.gov.my (bot check) and lom.agc.gov.my (refused) could not be read on 21 Oct 2026.
No. It is a reference range worked out from recorded sales. Banks, courts and tax authorities rely on a valuation report for the specific unit, prepared by a valuer, not on a range from area sales. Use this page to ask better questions, not to set a price.
NAPIC (the National Property Information Centre under JPPH, Ministry of Finance) open transaction data for Kuala Lumpur and Selangor, downloaded on 4 October 2026: 35,554 condominium/apartment, serviced apartment and SOHO/SOFO/SOVO sales dated January 2024 to June 2026.
NAPIC records the parcel (strata) area of each unit in square metres. We divide the price by that area converted to square feet. Developer brochures may quote built-up areas that differ slightly from the strata parcel area.
Transactions reach NAPIC after the transfer is stamped and registered, so the latest months always hold fewer sales than earlier ones. The tool shows the actual first and last month in the sample.
There is no transaction-level file for those states in this tool yet. For them it shows NAPIC’s Q2 2026 quarterly table: the 25th percentile, median and 75th percentile price per unit for condominiums and apartments by district, with the sample size.
New launches are usually priced above completed resale units nearby, because the comparison here is with older, completed buildings. Compare the asking price with the median of the newest buildings in the area, and ask what the price includes (furnishing, parking, rebates are not reflected in recorded prices).
